			<content:encoded><![CDATA[<p>Dear Family, Friends and Supporters:</p>
<p>As of today, I am ending my campaign for Congress.&nbsp; This decision came after a sudden series of unforeseen professional obligations that required, and will continue to require, more of my attention than a campaign for Congress will allow.&nbsp; As long as I sit on the School Board Trustees, school board responsibilities are my priority, issues affecting our children in Douglas County, advocating for our parents will continue to be and always be my first priority.</p>
<p>While I believe that Dean Heller can be defeated next year, I cannot dedicate the time required to mount a winning campaign.&nbsp; I stand ready to assist the Democratic nominee in 2010, in pushing a message that Democrats are the party of job creation, economic recovery, healthcare reform, energy independence, and most importantly to me education reform.</p>
<p>I would like to thank all the wonderful people who contributed and supported my short campaign.&nbsp; I am forever grateful and hope that I can count on their support if another congressional campaign is in my future.</p>

It&#8217;s doing the same thing over and over again and expecting different results!</p>
<p align="left">We see this kind of&nbsp; &quot;insanity&quot; all of the time, and all often we see it in Washington. Unfortunately, we also see it in our own backyard too. But this time we Nevadans can do something about it!</p>

			<content:encoded><![CDATA[<p>As some of&nbsp; you may know, I too am facing mortgage and foreclosure issues. There has been some negative press about this, much of which is inaccurate. In the prevailing spirit of transparency that characterizes our country these days, I&#8217;d like to set the record straight about my husband and myself, regarding the potential foreclosure of our home.</p>
<p>First things first though, and this breaks my heart, to date there have been 66,342 foreclosure filings in Nevada this year. There were 16, 266 new foreclosures filed in Nevada last month alone (source <a href="http://www.realtytrac.com/states/Nevada/Douglas-County.html">here</a>). This means there are a lot of us, honest hard working Nevadans, who are facing this mortgage mess. I&#8217;m one of them, and I intend to do everything I can to do something about it (see my 5-point plan <a href="#Cindy_Trigg_5-point_plan">below</a>.)</p>
<p>Here&#8217;s the background on me and my husband.&nbsp; We own several properties that represent a lifetime of savings that are currently in danger of foreclosure.&nbsp; One of these properties facing foreclosure is our cherished primary residence that we call home.&nbsp; And while we were advised that we would be better served to allow these properties to go into foreclosure, the final determination will not occur until July.&nbsp; We do not want to take this route.&nbsp; We made a commitment when we purchased these properties and we are working day and night to uphold those commitments.&nbsp; In the meantime my husband and I will be working to find a solution.</p>
<p>I think it&rsquo;s worth noting that the economic downturn has severely affected the cash flow of our real estate holdings.&nbsp; Because our renters are losing their jobs, we are losing monthly revenue which is making the payments on our investments difficult.&nbsp; We are responsible citizens and business people trying to keep our residence and rental properties afloat &#8211; especially since many of our renters are not in a position to move or relocate given the recession.</p>
<p>As a candidate for Congress, I know that we must do more to alleviate the strain that hard-working Nevadans are facing when it comes to property values and foreclosures.&nbsp; Unfortunately there are a lot of people just like me.&nbsp; We have worked hard, played by the rules and are in some ways being overlooked only because we refuse to accept bankruptcy and continue to make our payments to the best of our ability.</p>
<p>Bailout money isn&rsquo;t flowing to us hard working Americans who are fighting to avoid bankruptcy and foreclosure.&nbsp; That&rsquo;s why I am proposing a new five-point plan that will help the countless Nevadans who are facing the same tough times my husband and I are facing.</p>
<p>I also want to call on Dean Heller to break with Republican protocol and work towards a solution to the growing housing crisis in Nevada.&nbsp; I hope that he will break from the Party of &ldquo;No&rdquo; and immediately work with me to improve my Responsible Homeowner Fairness Plan, because this situation affects both parties, rich and poor, rural and suburban.&nbsp; That&rsquo;s why I stand ready to work with Heller to find a solution to this problem that is affecting too many good and responsible people.&rdquo;</p>
<p><a name="Cindy_Trigg_5-point_plan"></a>Cindy Trigg&rsquo;s Responsible Homeowners Fairness Plan</p>
<p>&nbsp;1.) The Responsible Homeowner Fairness Plan would cover those who have consistently paid on their mortgages for the past 3 years.<br />
&nbsp;<br />
2.) If you have paid your mortgage payments for 3 years straight, the Responsible Homeowner Fairness Plan would implement a 180 day moratorium on foreclosures in order to provide time for the weak housing market to regain its footing. It will also allow the steps taken by the Obama Administration time to take effect.<br />
&nbsp;<br />
3.) The Responsible Homeowner Fairness Plan would clarify legal liability for mortgage companies that act to help more borrowers stay in their homes. Many mortgage companies are reluctant to restructure mortgages because they are afraid of being sued by the investment banks, private equity firms, and others who actually own the mortgages.<br />
&nbsp;<br />
4.) The Responsible Homeowner Fairness Plan would re-allocate $30 billion of the Stimulus funding, or 5%, for homeowners who have paid their mortgages rather than going into bankruptcy in communities experiencing heavy foreclosure rates.&nbsp; The $30 billion would be used to directly help homeowners during the 180 day mortgage moratorium.</p>
<p>5.) A portion of the $30 billion would be used to purchase many homes that ultimately will be lost after the 180 day moratorium in order to be converted into affordable rental housing for those who have entered bankruptcy or faced foreclosure.</p>

			<content:encoded><![CDATA[<p>I think about how grateful we are as a nation for the sacrifices made by our military to protect and preserve our cherished liberties and wonderful way of life. I think about this a lot, and it seems these heartfelt sentiments are even better felt each Memorial Day.</p>
<p>Yesterday, I got an email from my friend <a href="http://securingamerica.com/"><strong>General Wes Clark</strong></a> who was doing an event with <a href="http://www.whitehouse.gov/administration/jill_biden/"><strong>Jill Biden</strong></a> for a non-partisan, non-profit group called Beyond Tribute that launched a campaign yesterday to convince stores to donate a portion of their holiday promotion proceeds to medical treatment and family support for our veterans.</p>

<p>Though there are sparks here and there in both the national housing outlook, and some of our specific real estate markets, such as today&#8217;s US Consumer Confidence reports (article about that <strong><a href="http://www.laketahoerealestateblog.com/?p=2462">here</a></strong>), I though you might appreciate seeing this article, &quot;Underwater Mortgages Mount,&quot; found in the <strong><a href="http://www.lasvegassun.com/">Las Vegas Sun</a></strong>.</p>
<p>The article states that &quot;more than 80 percent of the homes bought in Las Vegas from 2005 to 2007 are  underwater,&quot; which means the value of the home is less than the mortgage on it.</p>

<p><font face="Arial" size="2"><font face="Arial" size="2">America can&rsquo;t afford to let almost 50 million people go without healthcare; it costs all of us in the long run.<span style=""> </span>That&rsquo;s why I support compelling insurance companies to provide low cost healthcare plans for all Americans.<o:p></o:p></font></font></p>

<p><font face="Arial" size="2">We need to ban pre-existing conditions in the American healthcare system.</font></p>

<p><font face="Arial" size="2">We need to do a better job controlling costs with electronic medical records.</font></p>

<p><font face="Arial" size="2"><font face="Arial"><strong>Some startling facts about health care in Nevada:</strong></font></font></p>
<ul> <font face="Arial" size="2"></p>
<li><font face="Arial">Since year 2000, the number of Nevadans who spend more than a tenth (10th) of their pretax income on health care has increased by 155%.</font></li>
<p>            </font></ul>
<ul> <font face="Arial" size="2"></p>
<li><font face="Arial">Also since 2000, there has beeen a 188% increase in the number of Nevada families that pay more than 25% of their income for health care as well. (Folks, that needs to change for the better!)</font></li>
<p>                </font></ul>
<ul> <font face="Arial" size="2"></p>
<li><font face="Arial">More than 700,000 Nevadans under 65 years of age are paying more than a tenth (10th) of their income for health care.</font></li>
<p>                    </font></ul>
<ul> <font face="Arial" size="2"></p>
<li><font face="Arial">Of these, more than 200,000 families are paying more than 25% of their income for health care.</font></li>
